"We're special" Wendy Leece

WE TRY TO HELP ONE COUNCILMEMBER AND SOME CITIZENS THINK IN A STRAIGHT LINE

An item on the City Council agenda last night was about using approximately $7 big to send Mayor Righeimer and Mayor Pro Tem Mensinger and a few staff members to the International Conference of Shopping Centers (ICSC) in Las Vegas.  This is money well spent.

The ICSC convention is the must-do event if you want to be a player in retail shopping centers or if you're a city and you want to attract top retailers to your city.

But, in the discussion on spending the money, jingoistic-be-true-to-your-school Wendy Leece cooed that Costa Mesa is "special" and that we should attract better quality retailers because of, er, our, ah, specialness.  What that specialness is, she didn't say.

Some members of the audience also had silly things to say about how we should attract more than fast food restaurants and how after they come back from the convention, Righeimer et al. should tell the public who they met with and what they discussed.

At any rate, the CM PRESS--in our three minutes at the podium--then tried to enlighten some of these know nothings and we also tried to tie our comments in with what we had said in an earlier trip to the podium about removing slums and improving the Westside.

Here's the reality, folks.  Sophisticated upscale credit retail tenants don't just fall out of bed and decide to open a store because someone says their city is "special."

They want to see the demographic reports. They want to know who lives in one and three mile circles of a proposed location.  What kind of incomes do those people in those circles have?  How much education?  What are their ages?  And, on and on. They also check out the schools to see how they rate.

Top site selectors will then drive the area.  What are they looking for?  Many things; and among them, they check out what kinds of cars are in driveways and in existing shopping centers.  They look for signs of criminal activity such as graffiti.  They check out the people they see on the streets.  How are they dressed?
And, of course, they look for traffic patterns and much more.

You see, if you own several hundred upscale stores, you have a pretty good idea of what type of demographics you need to open a new successful store.  In your several hundred store chain you have some high performing stores and some under performing stores.  You then look for demographics in other locations that mirror the demographics of your high performing stores.  As a general rule of thumb, if you're an upscale retailer (which is what Wendy and others say we need to attract--and we agree with this), you need an upscale demographic.  Site selection then becomes almost mathematical and is more science than art.

So, contrast the Westside with the Eastside in Costa Mesa.  Do you think East 17th Street is such a successful retail street for no reason?  If you're Wendy Leece and some of the other folks in the audience last  night, you might think this.  Actually, the reason East 17th Street is upscale is because of the people who live in the homes all around that street.

Now, check out W. 19th Street.  Very different demographics.  And, they're very different largely because of the slum apartments that attract a down scale demographic.  With a down scale demographic you get thrift stores, taco stands, homeless people, charities, pawn shops, liquor stores, laundromats.  What you don't get is upwardly mobile people with discretionary income who will patronize up scale merchants.

We live in a cause and effect universe, my friends.  The effects that you see on East 17th Street and on West 19th Street have causes.

It's time to change West 19th Street for the better.  And, to do that we have to change the Westside and attract more upwardly mobile people.  To do that we have to get rid of some of the slum apartments that are breeding grounds for gangs and crime and are save havens for a criminal element.  It's all connected.  We need to correct the pattern and we do this by correcting the individual elements that make up that pattern.

If you know what the final puzzle
looks like, it's easier to assemble
the individual pieces.

You didn't think the CM PRESS has been going to so many City Council meetings and using our three minutes at the podium on various things without a pattern in mind, did you?  Do you think we were simply fixated on getting the 19 West sign installed as though that's all we had in mind?  Silly you.

We already know what the complete Westside  jigsaw puzzle should look like.  We're just trying to goad City Council members and staff into putting the individual pieces in place. And, we do it in three minute
increments, piece by piece by piece, because that's what's available to us.

And, what about the demand from some know-nothings that Righeimer and company should spill the beans about who they met at the convention and what they discussed?  This stupid idea  just shows that those asking that this be done don't understand how the very competititve and high stakes retail real industry works.

As we told everyone from the podium, telling competitor cities who it is you're romancing at the convention can sour a deal and can allow those cities to offer better deals if those retailers will move there instead of to Costa Mesa. It also gives the competitors of the retailers we're pursuing inside information about the plans of these retailers and can cause them to do some quick stepping to screw up a possible deal.

LIVE WORK VS. WORK LIVE

After the CM PRESS told the Council last night that a 22 unit, live-work project (HERE) proposed for Industrial Way was what the Westside Urban Plan writers had in mind, Eleanor Egan got up and told the Council that this wasn't what the writers had in mind because the work space was small.

Actually, there are two flavors of this type of product and both are part of the vision for a revitalized Westside.

Live-work, which is proposed in this project,  is heavy on the live component with a lighter emphasis on work.

Work-live is just the opposite.

Notwithstanding any of the above, the CM PRESS would like to see some nice Work-live projects come out of the ground. Perhaps some will, but we imagine they'll be deeper in the bowels of the Westside.

The proposed project is right on the border with Newport Beach and should sell like crazy to young professionals.

Big money loser for the company.  It'll be interesting to see who buys the chain.  If the original founder of Trader Joe's, who sold that company, isn't tied up with do not compete clauses, he'd be a natural to  swoop in on this deal and make the necessary changes in concept and products to make this into a winner.

One problem may be some poor location choices made by Tesco that may not have the right demographics for a Trader Joe's knock-off.

This is the committee that has had too many neurotic pathological altruists on it over the years who can't wait to give away your money to charity bosses who show up and who don't want you to know about the great salaries and benefits they make off their charity work.

These folks want to grow their charity businesses, and this is done by attracting ever more people to Costa Mesa who need freebies.

What this committee should be, but isn't, is a watchdog over your money to make sure every single penny goes to help improve Costa Mesa and is not just going into charity magnets.

Hey, Charity Bosses, you want to give away money?  Give away your own money.  And, please go to some other city to do it.

A LITTLE MORE ABOUT THE SHOOTING ON VICTORIA YESTERDAY

1.  The man and his son were walking on the north side of Victoria near Puente.  This is not stated in the DP.  This side of the street at that location does not have homes, but a sidewalk, about ten feet or so of low plants and then a high concrete block wall.  So, the statement in the Pilot (it's also in the police report) that no bullet holes or bullets were found in nearby structures, doesn't make much sense.  The bullets will be in the foliage by the wall.  The DP and the police report also state that no bullet casings were found.  This is consistent either with the gun used being a revolver or if it was an automatic, the casings would have been ejected inside the vehicle.

2.  Because of the high wall, mentioned above, it is unlikely that residents in homes behind the sound deadening wall would have heard gun shots over the sound of traffic if the gun were low caliber and also, it is indicated in the police report that the gunman was also the driver of the vehicle and since he was travelling westbound, the man and his son were on the passenger side of the vehicle and the gunshots would have been muffled because the gun was shot from inside the vehicle as the shooter drove and shot out the passenger side window.

3.  Missing from the DP story, but in the police report, is the information that the Latino shooter turned north on Pomona after the shooting.  This would take him to the Wilson Street slums that the CM PRESS has constantly asked the City Council to thin out.

Hey, why worry about the slums and shootings at a father and his young son; the Council is going to pay to have a new lobby in City Hall.  And, that's what's really important in Costa Mesa, right? The present perfectly good lobby just doesn't suit someone's taste at City Hall, apparently.  A different paint scheme won't fix it.  That wouldn't waste enough of our tax money.  Nope.  We're paying $85,000 to an architect just to come up with a new design.  That's right, the $85 thousand doesn't do any of the actual work.  That's just for the design.

Say, how many of you readers have even been to City Hall?  How many of you even know where it is? Do you think spending our money--and it is our money--on a new lobby is a good use of our money?

Wishing and hoping have failed. People may even be starting to wake up to the nature of reality and the reality of nature.     Harvard social scientist Robert Putnam did a five year study on ethnic diversity. He  looked at 41 different communities from diverse mega melting pots such as Los Angeles and Chicago  to tiny  homogeneous communities in West Virginia and South Dakota. Given the time in which we live, his research has strong implications for the mass immigration of diverse peoples that we're seeing in the U.S.  Contrary to the false notions of those who believe, based on nothing but belief itself,  that if diverse peoples are thrown together they'll be pals, Putnam discovered that while in the least diverse communities, up to 80 percent of the people say they trust their neighbors a lot, in the most diverse communities, this drops to about 30 percent. Thus, more diversity equals less trust. Putnam told the Financial Times that people tended to "hunker down," in diverse communities. That is, they stay to themselves, watch a lot of TV, and don't get involved much in the community. They're alienated.  What's more, Putnam discovered that not only do we not trust people unlike ourselves when we live in diverse communities, we don't even trust people like ourselves when we live in such communities.  Putnam told the Financial Times that he delayed  publishing the results of his research until he could come up with suggestions that he thought might improve matters. Now, you or I might look at this data and wonder what might be done to help individuals boost their personal happiness and rid themselves of their alienation.  We might then suggest that they move away from diverse communities to ones full of people like themselves--separate, as it were.  We might also suggest that to have a larger scale move away from alienation, so that people in America might be happier, that  the U.S. might stop all immigration for a time so that our people can have time to reconnect.  But, of course, that's not what Putnam suggests. Hey, I told you he was from Harvard. Putnam apparently believes that in the long run increased immigration and increased diversity will be good.  Why and how?  Apparently it has something to do with Putnam's belief that immigrant societies that succeed do so by having the various peoples in those societies construct "new identities." Sort of like, "we're all just Americans"? Forget it. That era ended, even though not everyone knows it yet, when the immigration to the U.S. switched away from Europe and to various non-European nations. Today, the U.S. is full of millions of people who don't want to be white European-Americans--the "just Americans."  They want to be who and what they are. Assimilation is dead because it was never really assimilation at all--it was just a bunch of closely related Europeans losing their national--not their genetic--identities. That's different with the present immigration.  Very different. Increased non-European immigration will not help the U.S. or European-Americans.  It is an attempt to blend away distinct peoples. It's the One race, One Religion, One Nation dream of those who want to homogenize all of mankind.  It will not lead to personal or group happiness, but to tension and even more alienation. Eventually, it may lead to the genocide--the extinction--of many distinct peoples.  Some extinct Indian tribes speak out from the grave about this. Long ago, Rudyard Kipling understood the negative truths of diversity: The Stranger The Stranger within my gate,   He may be true or kind, But he does not talk my talk--    I cannot feel his mind. I see the face and the eyes and the mouth,    But not the soul behind. The men of my own stock    They may do ill or well, But they tell the lies I am wonted to,    They are used to the lies I tell. And we do not need interpreters    When we go to buy and sell. The Stranger within my gates,    He may be evil or good, But I cannot tell what powers control--    What reasons sway his mood; Nor when the Gods of his far-off land     Shall possess his blood. The men of my own stock,    Bitter bad they may be, But at least, they hear the things I hear,    And see the things I see; And whatever I think of them and their likes    They think of the likes of me. This was my father's belief    And this is also mine: Let the corn be all one sheaf--    And the grapes be all one vine, Ere our children's teeth are set on edge    By bitter bread and wine. We live now in the age of bitter bread and wine. However, it may be that more and more people are starting to wake up to the truth of the genocide that looms through phony "diversity" and false "multiculturalism."   And, that's a necessary first step to changing things.
